Here is a brief description of how platinum preconstruction works:
Builders work with the architect and the designer to design and build the project. Builders hire marketing companies to set up the presentation centre, make the websites (they have their own in-house marketing teams for that), the hero renderings and any other marketing products needed. The marketing companies work directly with platinum agents who sell the development before public launch, usually 2-4 weeks. During that time Developers are offering the lowest prices, the best selection of suites and all sort of incentives like $0 development charges, free right to lease during interim occupancy, free assignment, free parking, extended deposit structure and etc... These special incentives are for platinum agents and their clients only. It's one of the many benefits of working with us.
The builders work with a small group of platinum brokers in the city of Toronto to sell the project during the platinum launch phase. Platinum brokers work extremely hard to get that kind of access. Platinum agents/teams/brokerages have their own In-House marketing teams that design all marketing materials including websites/landing pages/flyers/etc. Working with a platinum agent is the closest any buyer will get to working directly with the builder for most projects.
